Property dispute lawyer in Delhi: documents checklist

Published on March 6, 2026 By Nyaya Legal

Property disputes often feel emotional, but they usually turn on records. Before meeting a lawyer, it helps to gather the documents that speak to ownership, possession, payments and communication. The stronger the initial document set, the faster the legal issue becomes clear.

1. Start with title and ownership records

Bring the documents that show how the property came into the current chain of ownership. Depending on the matter, that may include the sale deed, conveyance deed, gift deed, partition documents, will-related records, mutation entries or prior transfer papers. If the title depends on several steps, collect as much of that chain as possible.

Even if some documents are missing, partial records still help. The objective is to give the lawyer a workable ownership history rather than a vague claim about who owns what.

2. Collect possession and payment evidence

Ownership and possession are not always the same issue. If the dispute is about occupation, use or possession, collect utility bills, tax receipts, maintenance payments, rent records, possession letters, handover records or photographs showing actual use of the property. Payment records also matter, especially where the dispute concerns incomplete sale consideration or financial contribution.

Bank transfers, receipts, cheque details and written acknowledgements can all help demonstrate how the transaction unfolded.

3. Add government and local authority records

Revenue extracts, municipal records, tax payment history, sanctioned plans, registration copies or local authority communications can strengthen the picture significantly. These records often clarify how the property is described in official systems and whether there are administrative issues connected to the dispute.

If any notice has already been issued by a government body or by the opposite party, include that notice along with proof of delivery or reply.

4. Preserve the communication trail

Many property disputes involve promises, demands, threats, acknowledgements or negotiations that exist mainly through messages and calls. Save emails, WhatsApp chats, letters, legal notices and photographs of relevant condition or possession issues. Communication often reveals what each side understood at the time and how the dispute escalated.

A property dispute lawyer can only assess strategy properly if the documentary record is visible. That is why building a clean file before the first consultation is worth the effort.
